What This Means (2025 FDD)
According to the 2025 Corner Bakery Cafe Franchise Disclosure Document, several agreements must be signed before opening a franchise. These include the Franchise Agreement itself, along with its appendices covering a Personal Guaranty, a Non-Disclosure Agreement, a Form of Addendum to Lease, and a Gift Card Participation Agreement.
If the franchisee is developing an area rather than a single store, an Area Development Agreement must be signed, which also includes a Personal Guaranty. Additionally, a General Release and a Confidentiality Agreement are required. Before signing either the Development Agreement or the Franchise Agreement, franchisees must complete a Franchisee Disclosure Questionnaire.
It is important to note that depending on the location of the franchise, additional addenda to the Area Development Agreement may be required. For example, developers in Maryland and Illinois must sign specific addenda that address legal considerations and stipulations specific to those states.
