The franchises offered under the Corcoran® System are not in any way associated with Corcoran Sunshine (described below) and Corcoran Sunshine is not part of the System. Nothing limits Corcoran Sunshine's ability to operate or open an office anywhere in the U.S. or internationally.

What This Means (2025 FDD)
According to the 2025 Corcoran Franchise Disclosure Document, the Corcoran System is not associated with Corcoran Sunshine. However, Corcoran Sunshine is a division of NRT NY and offers services to real estate developers related to new residential projects.
Corcoran Sunshine has the option to offer Corcoran franchisees partnership opportunities on eligible development projects. Additionally, Corcoran Sunshine provides optional pre-development services to franchisees for an extra cost, which are governed by a Consulting Agreement between the franchisee and Corcoran Sunshine.
It is important to note that nothing restricts Corcoran Sunshine's ability to operate or open offices anywhere in the U.S. or internationally. This means that while not directly part of the Corcoran franchise system, Corcoran Sunshine can operate independently and may offer services or partnerships to franchisees.
