Does Corcoran select the office location for franchisees?

Most franchisees operate a real estate brokerage business before joining the Corcoran® System and already have an office. If you do not already have an office, you must purchase or lease one. We do not select your Office location, and we do not generally own property leased to franchisees for Office locations. We do not provide you with any assistance in locating your Office location. We will conduct an inspection of your proposed Office location to determine if it meets our then current standards for Corcoran® brokerage offices. (Franchise Agreement, Section 4.6.). Our approval of your proposed Office location is based in part upon its location, building exterior, signage visibility, building access, parking capacity, landscaping, reception and lobby areas, work areas and broker's and manager's office space. This approval is granted as part of the franchise sales approval process and does not have a separate or specific time limitation. If we do not approve the quality of your Office location, we may require that you update your current location or obtain a location that meets our standards. Your Franchise may be conditioned upon updating your current location or obtaining a new location. If we and you cannot agree on a site location, we will not execute the Franchise Agreement and no franchise relationship will be created.

What This Means (2025 FDD)
According to Corcoran's 2025 Franchise Disclosure Document, franchisees are responsible for selecting their own office locations. Corcoran does not select the office location, nor do they generally own property leased to franchisees. Corcoran will, however, conduct an inspection of the proposed office location to ensure it meets the brand's standards for brokerage offices.
The inspection considers factors such as location, building exterior, signage visibility, building access, parking capacity, landscaping, reception and lobby areas, work areas, and broker's and manager's office space. Corcoran's approval of the office location is part of the franchise sales approval process.
If Corcoran does not approve the quality of the proposed location, the franchisee may be required to update their current location or find a new location that meets Corcoran's standards. The franchise agreement may be conditional upon updating the current location or obtaining a new one. If the franchisee and Corcoran cannot agree on a site location, the Franchise Agreement will not be executed, and no franchise relationship will be created. Franchisees must obtain advance written approval for each proposed office location and execute a Franchise Agreement before using Corcoran trademarks or offering services at the location. Franchisees may not relocate, close, or consolidate any office without prior written permission from Corcoran.
