Can Corcoran limit the number of Approved Suppliers?

We or Anywhere Services Group may limit the number of Approved Suppliers to obtain volume discounts and/or assure consistent quality and adequate supplies for franchisees. We or Anywhere Services Group may revoke a supplier or alternative supplier's approved status, upon notice to the supplier, if the supplier no longer meets our criteria, if it breaches its agreement with us or Anywhere Services Group, or if the products and services offered are no longer competitive in price or quality and we will provide notice to the System within 90 days of such revocation of the supplier or alternative supplier's approval status.
We do not assume any liability for the acts or omissions of, or guarantee the performance of, any supplier, whether approved or not. There are no Approved Suppliers in which an officer of ours owns an interest.

What This Means (2025 FDD)
According to Corcoran's 2025 Franchise Disclosure Document, Corcoran or Anywhere Services Group has the right to limit the number of Approved Suppliers. This is to potentially obtain volume discounts, ensure consistent quality, and guarantee adequate supplies for franchisees.
For a prospective Corcoran franchisee, this means that the options for sourcing certain products and services may be restricted to a limited number of pre-approved vendors. While this could ensure quality and potentially lower costs through volume discounts negotiated by Corcoran, it also means franchisees may not be able to shop around for the best prices or preferred suppliers.
Corcoran also retains the right to revoke a supplier's approved status if they no longer meet Corcoran's criteria, breach their agreement, or if their products and services are no longer competitive in price or quality. Franchisees will be notified within 90 days of such a revocation. While Corcoran does not assume liability for the performance of any supplier, approved or not, this system ensures some level of oversight and quality control. Franchisees should stay informed of any changes to the Approved Supplier list to maintain compliance and operational efficiency.
