ITEM 5. INITIAL FEES
If you are purchasing a Franchise from us, you will pay us an initial franchise fee of $25,000 for the Main Office when you sign the Franchise Agreement, and an initial franchise fee of $10,000 for a Branch Office when the Branch Office is added to the Franchise Agreement. If we approve you for a Corcoran® franchise, we will countersign the Franchise Agreement.
The initial franchise fee is non-refundable and is fully earned by us upon our countersignature. As further described in Item 1, we have a franchise sales incentive program under which we may waive or reduce the initial franchise fee and provide other business benefits for prospective franchisees that meet the eligibility requirements. As of the issuance date of this disclosure document, the initial franchise fee for the Main Office under the program is waived.

What This Means (2025 FDD)
According to Corcoran's 2025 Franchise Disclosure Document, the initial franchise fee for a Main Office is $25,000. However, Corcoran has a franchise sales incentive program that may waive or reduce this fee for eligible franchisees. As of the issuance date of the 2025 disclosure document, the initial franchise fee for the Main Office is waived under this program.
This waiver of the initial franchise fee can significantly lower the upfront costs for new Corcoran franchisees. It is important to note that the incentive program may be modified or eliminated at any time, so prospective franchisees should confirm the current terms and eligibility requirements with Corcoran.
In 2024, the initial franchise fees paid by franchisees ranged from $0 to $25,000 for a Main Office. This indicates that while the standard fee is $25,000, some franchisees were able to negotiate a lower fee or qualify for a waiver even before the current incentive program was in place. This highlights the potential for flexibility in the fee structure, depending on the franchisee's circumstances and Corcoran's current incentives.
