What This Means (2025 FDD)
According to Corcoran's 2025 Franchise Disclosure Document, any consent or approval required from Corcoran must be in writing. Corcoran has 30 days to respond to a franchisee's written request for consent, along with all supporting documents. If Corcoran does not respond within this 30-day period, the request is considered denied.
Corcoran's consent or approval is only effective to the extent that it is specifically stated in writing. This means that any approval granted by Corcoran for a specific request does not automatically extend to future or similar requests. Corcoran retains the right to approve or deny any subsequent requests, even if they are similar to previously approved ones.
This clause ensures that Corcoran maintains control over its brand and franchise operations, while also requiring them to respond to franchisee requests in a timely manner. Franchisees must be aware that each request for consent is evaluated independently, and prior approvals do not guarantee future approvals. This is a fairly standard practice in franchising, as franchisors need to maintain consistent standards across all locations while retaining flexibility to adapt to changing market conditions.
