You may also use the Marks in connection with the listing, offering, selling, leasing, renting or consulting of commercial real estate and any ancillary personal property related to a commercial real estate transaction authorized under applicable commercial broker licensing laws, which may vary, from time to time based on state laws ("Commercial Real Estate"); however, we do not provide the same level of support and marketing for your use of the System for Commercial Real Estate. What This Means (2025 FDD)

According to the 2025 Corcoran Franchise Disclosure Document, Commercial Real Estate is defined as using the Corcoran marks for listing, offering, selling, leasing, renting, or consulting on commercial real estate. This also includes any ancillary personal property related to a commercial real estate transaction authorized under applicable commercial broker licensing laws, which may vary based on state laws. However, Corcoran does not provide the same level of support and marketing for the System's use in Commercial Real Estate as it does for residential real estate.

Excluded from the definition of Commercial Real Estate is 'Excluded Commercial Real Estate,' which encompasses structuring debt or other involvement in capital markets, making syndicated loans or syndicated equity financing or similar financing business, or the listing, offering, or selling of real estate investment shares.

For a prospective Corcoran franchisee, this means they can engage in commercial real estate activities under the Corcoran brand, but should be aware that the level of franchisor support may not be as robust as it is for residential real estate. Additionally, franchisees must be aware of the specific exclusions to commercial real estate activities, such as involvement in capital markets or selling real estate investment shares, which are not permitted under the definition of Commercial Real Estate for Corcoran franchises.
