What This Means (2025 FDD)

According to Corcoran's 2025 Franchise Disclosure Document, whenever Corcoran's consent or approval is required under the Franchise Agreement, it must be in writing. Corcoran will notify the franchisee of their decision within thirty (30) days after receiving the franchisee's written request and all supporting documents. If Corcoran does not respond within thirty (30) days, the request is considered denied.

Corcoran's consent or approval is only effective to the extent specifically stated and Corcoran will not waive its right to consent to or approve any later request. This means that even if Corcoran approves a specific request, it doesn't set a precedent for future similar requests. Each request will be evaluated independently.

This requirement for written consent provides clarity and documentation for both the franchisee and Corcoran. The franchisee has a record of the request and Corcoran's response, reducing the potential for misunderstandings or disputes. The 30-day response window ensures the franchisee receives a timely decision, although a lack of response within that timeframe is considered a denial. Franchisees must be diligent in submitting complete documentation with their requests to avoid delays or denials.
