What This Means (2025 FDD)

According to Corcoran's 2025 Franchise Disclosure Document, franchisees must maintain their office facilities in first-class condition. This requirement extends to office signs, yard signs, stationery, and all other items associated with the business. This obligation ensures that the brand maintains a consistent and high-quality image across all franchise locations.

Corcoran also mandates that the office meets the franchisor's current Office Design and Appearance Standards, as detailed in the Policy and Procedures (P&P) Manual. The office must undergo a physical inspection by an authorized representative of Corcoran to ensure compliance with these standards. Franchisees are required to purchase Internal Branding Elements, including reception signage and a flat panel monitor in the welcome area for displaying listings.

Furthermore, the office space should include comfortable seating, appropriate lighting, artwork that complements the office theme, and a coat/storage closet. While the agreement assumes the offices meet these standards upon signing, Corcoran retains the right to require franchisees to make reasonable alterations, modifications, or upgrades to their office space to maintain brand standards. These requirements collectively aim to create a professional and welcoming environment for clients and ensure brand uniformity.
