Can Corcoran change or modify the P&P Manual at any time?

We may also offer resources and services described in the P&P Manual or otherwise for use by the System. We reserve the right to change or modify the P&P Manual at any time, and to discontinue or add resources and/or services offered to the System at any time. We have the right to provide resources (marketing, sales and productivity) and services funded by us directly, provided for a fee, or funded in part or entirely by the BMF.

What This Means (2025 FDD)
According to Corcoran's 2025 Franchise Disclosure Document, Corcoran reserves the right to change or modify the P&P Manual at any time. The P&P Manual contains suggestions, mandatory specifications, standards, and procedures for using Corcoran's marks, along with a wide scope of operating procedures and rules that Corcoran has the right to periodically establish.
As a franchisee, you must use the P&P Manual while operating your office under the Corcoran system. You can view the P&P Manual before signing the Franchise Agreement if you sign a Confidentiality Agreement. The P&P Manual and its updates may be available through Corcoran's extranet site, Corcoran.com. As of the issuance date of the 2025 disclosure document, the P&P Manual contains 49 pages, and its table of contents is included in Exhibit J.
Franchisees have 90 days to comply with any mandatory provisions that Corcoran changes in the P&P Manual and will be responsible for the costs associated with such changes. Corcoran may also require reasonable changes or upgrades to your office. Franchisees must maintain all office facilities, signs, stationery goods, and other items in first-class condition and compliant with the P&P Manual. Corcoran cannot predict the frequency or cost of future changes to the system that they may require.
