What This Means (2025 FDD)

According to Cool Binz's 2025 Franchise Disclosure Document, Cool Binz does not typically own or lease the premises from which franchisees operate their Cool Binz businesses. The FDD states that Cool Binz does not generally (a) own the premises from which franchisees operate the COOL BINZ Business or (b) lease any premises to franchisees to operate the COOL BINZ Business.

This means that prospective Cool Binz franchisees are responsible for securing their own business site, either through lease or purchase, and negotiating the terms of the lease or purchase agreement. Cool Binz does not provide assistance with selecting a business site or negotiating any lease or purchase of any site.

However, Cool Binz does designate the territory for a Cool Binz business and requires that the business site be located within the designated territory. The site must also meet certain minimum specifications, including a minimum of 500 square feet and a lot size of 0.5 to 1.0 acre, as well as adherence to Cool Binz's standards and specifications regarding demographics, size, local traffic, and the presence of complementary businesses or competitors. The franchisor must approve the site, and failure to find a site and commence operation within eight months of signing the Franchise Agreement may result in termination.
