We may terminate this Agreement, effective on delivery of written notice of termination to you, if:
- you abandon or fail to actively operate your Business for more than two (2) consecutive business days or fourteen (14) days during any twelve (12)-month period;
- you lose the right to occupy the Premises whether or not through any fault of yours;
- (13)you create or allow to exist any condition in or at the Premises that we reasonably determine to present an immediate health or safety concerns for the customers or employees of your Business;
you violate any health, safety, or sanitation law, ordinance, or regulation, or operate your Business in an unsafe manner, and do not begin to cure the violation immediately, and correct the violation within seventy-two (72) hours after you receive notice from us or any other party, regardless of any longer period of time that any governmental authority or agency may have given you to cure such violation;
