What plans are Circle K franchisees required to develop for their store?

You will be required to engage the services of one of our designated project management firms to assist you in the development and construction of your Store, and you will be required to work with such firm and TMC or its affiliate to develop a marketing floor plan that will show key equipment, gondolas, backbars, and cabinetry. You will also be required to work with TMC or its designee to develop an Auto CAD format plan of the Store, which will include the interior walls, structural layout and utilities. You must pay for all costs associated with the marketing floor plan and the Auto CAD format plan, unless you accept Equipment/Construction Funding, in which case the cost of the Auto CAD format plan and certain of the costs (as determined by us) of the marketing floor plan will be paid for by the Equipment/Construction Funding.

According to Circle K's 2025 Franchise Disclosure Document, franchisees are required to develop specific plans for their store in conjunction with designated professionals. Specifically, franchisees must engage a project management firm approved by Circle K to assist in the store's development and construction.
In addition to project management, franchisees must collaborate with TMC or its affiliate to create a marketing floor plan. This plan will detail the arrangement of key equipment, gondolas, backbars, and cabinetry within the store. Franchisees are also obligated to work with TMC or its designee to develop an Auto CAD format plan of the store. This Auto CAD plan must include the interior walls, structural layout, and utilities.
The franchisee is responsible for covering all costs associated with both the marketing floor plan and the Auto CAD format plan. However, there is an exception: if the franchisee accepts Equipment/Construction Funding from Circle K, the cost of the Auto CAD format plan and certain costs related to the marketing floor plan (as determined by Circle K) will be covered by this funding. This funding arrangement can significantly reduce the initial investment required from the franchisee for these planning stages.
