What This Means (2025 FDD)
According to Cinnabon's 2025 Franchise Disclosure Document, there is no specified time limit for Cinnabon to approve or disapprove a potential site for a new bakery. However, once the Franchise Agreement is signed, the franchisee has a limited time to identify and secure an accepted location. For a Full Bakery, the franchisee must identify the Accepted Location, obtain Cinnabon's acceptance, sign required documentation, secure an accepted Lease, and sign the Lease or acquire ownership rights within 150 days of signing the Franchise Agreement, which is referred to as the Site Approval Deadline. For an Express Bakery, the Site Approval Deadline is within 60 days after signing the Franchise Agreement.
This lack of a specific approval timeline before signing the agreement could create uncertainty for prospective franchisees. They might invest time and resources in researching and proposing locations without knowing how long Cinnabon will take to make a decision. This could potentially delay the process of opening a Cinnabon franchise.
However, Cinnabon does impose deadlines for franchisees to secure a site after the franchise agreement is signed. Missing the Site Approval Deadline, Construction Start Deadline, or Opening Deadline can lead to termination of the Franchise Agreement without a refund of the initial franchise fee. This puts pressure on the franchisee to act quickly once the agreement is in place.
Therefore, it is crucial for potential Cinnabon franchisees to discuss site approval timelines with the franchisor during their due diligence. Understanding Cinnabon's typical site review process and factors influencing their decisions can help franchisees better manage their expectations and timelines.
