You must purchase and install, at your expense, all fixtures, furnishings, equipment (including a Computer System), décor and signs, as we direct. If we modify our menu, we may require you to purchase additional equipment to prepare and store new menu items. You may not install on or about your Bakery any merchandise, furnishings, interior or exterior décor items, supplies, fixtures, equipment or utensils unless they have been approved by us in writing. You must purchase these items only from an Approved Supplier unless we specify otherwise.

What This Means (2025 FDD)
According to Cinnabon's 2025 Franchise Disclosure Document, franchisees are required to purchase and install all fixtures, furnishings, equipment, décor, and signs as directed by Cinnabon. If Cinnabon modifies its menu, franchisees may be required to purchase additional equipment to prepare and store new menu items. Franchisees cannot install any merchandise, furnishings, interior or exterior décor items, supplies, fixtures, equipment, or utensils unless they have been approved by Cinnabon in writing. These items must be purchased only from an Approved Supplier unless Cinnabon specifies otherwise.
Cinnabon retains the right to require that furniture, fixtures, and equipment that franchisees purchase or lease for use in their Bakeries meet specific standards. These standards may include that the items (i) meet specifications that Cinnabon establishes, (ii) be a specific brand, kind, or model, (iii) be purchased or leased only from Approved Suppliers, (iv) be purchased or leased only from a single source that Cinnabon designates, and/or (v) be purchased as part of a purchasing program, arrangement, or contract that Cinnabon negotiates or specifies. Cinnabon can add or change Approved Suppliers at any time.
Cinnabon estimates that purchases from Approved Suppliers and under their standards will be about 85% of the total purchases and leases of products and services needed to establish the Bakery and about 90% of the total purchases and leases of products and services needed to operate a Bakery. This high percentage indicates that franchisees have limited flexibility in sourcing goods and must adhere closely to Cinnabon's requirements. Cinnabon may re-inspect the facilities and Goods of any Approved Supplier and revoke approval of the Goods or Supplier if any fail to meet any of their then-current criteria. If a franchisee receives a notice of revocation of approval, they must cease purchasing or leasing the formerly approved Goods or any Goods from the formerly approved Supplier and they must dispose of their remaining inventory of the formerly approved Goods as Cinnabon directs.
