- 2. Site Agreement. You must deliver a copy of the signed lease, sublease, or other rental agreement for the location (the "Lease") or purchase agreement for the location (the "Purchase Agreement" and, collectively with the Lease, the "Site Agreement") to us with all material terms specified therein. You will be solely responsible for negotiation of the terms of the Site Agreement and performance under the Site Agreement. We will have the right, but not the obligation, to review your Site Agreement prior to its execution to verify its compliance with our requirements. (Franchise Agreement, Section 5.4)

What This Means (2025 FDD)
According to the 2025 Cinnabon FDD, Cinnabon has the right to review a franchisee's Site Agreement. Franchisees must provide Cinnabon with a copy of the signed lease, sublease, or purchase agreement, which are collectively referred to as the "Site Agreement," including all material terms.
While the franchisee is solely responsible for negotiating the terms and fulfilling the obligations of the Site Agreement, Cinnabon retains the right, but not the obligation, to review the Site Agreement before it is executed. This review allows Cinnabon to verify that the agreement complies with their requirements.
This provision enables Cinnabon to ensure that the location secured by the franchisee meets the brand's standards and protects its interests. However, the ultimate responsibility for the Site Agreement's terms and performance rests with the franchisee.
