INITIAL FEES

Initial Franchise Fee. When you sign a Franchise Agreement, you must pay us an initial franchise fee (the "Initial Franchise Fee") of $30,500 for a Full Bakery, $8,000 for an Express Bakery, $5,500 for a Concession Bakery, $66,000 for an Auntie Anne's Co-Branded Bakery ($35,500 of which will be paid to Auntie Anne's), and $61,000 for a Carvel Co-Branded Bakery ($30,500 of which will be paid to Carvel). We will not refund any part of the Initial Franchise Fee.

We participate in the International Franchise Association's VetFran program. For qualifying veterans or members of the Armed Forces, the Initial Franchise Fee for a Full Bakery is $20,000.

We reserve the right to reduce the Initial Franchise Fee under certain circumstances, including: (i) as an economic incentive for a franchisee to open a certain location, with the determination made on a case-by-case review of all relevant economic factors; (ii) as an inducement for existing operators to open additional Bakeries; (iii) as an inducement for someone to reopen a closed Bakery; (iv) as an inducement for someone to take over an operating Bakery; (v) as an inducement for a professional multi-unit operator to open several Bakeries; or (vi) to allow a franchisee to have additional money to spend on store improvements and marketing during the first 12 months of operation. The amount of any reduction will be made on an individual basis and may depend on the condition of the premises, the need for upgrades and remodeling, any special circumstances that we may consider appropriate, and/or other considerations.

What This Means (2025 FDD)

According to Cinnabon's 2025 Franchise Disclosure Document, the initial franchise fee is a component of the total estimated initial investment. Item 5 specifies that the initial franchise fee for a Full Bakery is $30,500. This fee grants the franchisee the right to operate a Cinnabon Full Bakery. Item 7 includes this initial franchise fee as part of the broader estimated initial investment required to open a Full Bakery in a Traditional Location. The initial franchise fee is non-refundable. However, Cinnabon participates in the International Franchise Association's VetFran program, offering a reduced initial franchise fee of $20,000 for qualifying veterans or members of the Armed Forces.

The estimated initial investment for a Cinnabon Full Bakery in a Traditional Location covers a range of expenses beyond just the initial franchise fee. These include construction and build-out costs, equipment packages, millwork, furniture, menu boards, graphics, interior signage, permitting, professional fees, POS system administration fees, grand opening marketing, insurance, miscellaneous opening costs, office supplies, security deposits, management training fees and expenses, opening inventory, and additional funds for the first three months of operation. The FDD advises prospective franchisees to carefully review all components of the initial investment, conduct their own investigations, and seek advice from qualified advisors.

While the initial franchise fee remains constant at $30,500 (or $20,000 for qualifying veterans), the total initial investment can vary significantly based on factors such as location, market conditions, and the franchisee's specific choices regarding build-out and equipment. For example, construction costs can be significantly higher in major metropolitan areas. Additionally, the FDD notes that franchisees may be able to negotiate tenant improvement allowances from their landlord, which could reduce the overall initial investment. The grand opening advertising costs also vary based on the location type, with a Streetside location requiring a $7,500 spend, while other locations require a $3,000 spend. Therefore, while the initial franchise fee is a fixed cost, the total initial investment is subject to considerable variability.
