[Item 5: Initial Fees]

ITEM 5

INITIAL FEES

Initial Franchise Fee. When you sign a Franchise Agreement, you must pay us an initial franchise fee (the "Initial Franchise Fee") of $30,500 for a Full Bakery, $8,000 for an Express Bakery, $5,500 for a Concession Bakery, $66,000 for an Auntie Anne's Co-Branded Bakery ($35,500 of which will be paid to Auntie Anne's), and $61,000 for a Carvel Co-Branded Bakery ($30,500 of which will be paid to Carvel). We will not refund any part of the Initial Franchise Fee.

What This Means (2025 FDD)

According to Cinnabon's 2025 Franchise Disclosure Document, the initial franchise fee for a Concession Bakery is $5,500. This is just one component of the overall initial investment required to start the franchise. Item 7 outlines the estimated initial investment for a Full Bakery, but it does not provide a specific total. Instead, it lists numerous individual estimated costs that a franchisee will incur.

Item 7 does include the initial franchise fee for a Full Bakery, which is $30,500. It also lists other potential fees, such as construction and build-out costs, permitting, equipment package, millwork, furniture, menu board, graphics, interior signage, insurance, misc. opening costs/office supplies, security deposits, management training fees and expenses, grand opening marketing, legal and accounting fees, opening inventory, and additional funds for 3 months. These costs, when combined, will give the franchisee the total estimated initial investment.

Because Item 7 does not provide a total estimated initial investment, it is not possible to directly compare the initial franchise fee for a Cinnabon Concession Bakery to the total estimated initial investment for a Full Bakery. A prospective franchisee should carefully review all the estimated costs in Item 7, taking into account their specific location and circumstances, to determine the total investment required for a Full Bakery. They should also inquire with Cinnabon about the estimated total initial investment for a Concession Bakery, as this figure is not provided in Item 7.
