What is the 'Express Schedule' in the Cinnabon franchise agreement?
Cinnabon Franchise · 2025 FDDAnswer from 2025 FDD Document
- An "Express Bakery" is a Bakery where you produce and sell a limited selection of Cinnabon products from a space that will typically be located in another restaurant, food service facility, or business approved by us ("Host Facility").
Typically, if we offer you the opportunity to operate an Express Bakery, the Express Bakery will be located in a Schlotzsky's® restaurant (which will be the Host Facility).
In limited circumstances, we may offer you the opportunity to operate an Express Bakery that is not located in a Host Facility or in a Host Facility that operates under a brand other than Schlotzsky's.
If you will operate an Express Bakery, you will sign the Franchise Agreement along with the Cinnabon Express Schedule attached as Exhibit C to this Disclosure Document (the "Express Schedule").

What This Means (2025 FDD)
According to the 2025 Cinnabon Franchise Disclosure Document, the "Express Schedule" is a specific addendum to the standard franchise agreement that franchisees sign when operating an Express Bakery. An Express Bakery is a Cinnabon location that sells a limited selection of Cinnabon products from a smaller space, typically located within another business, such as a Schlotzsky's restaurant, which Cinnabon refers to as the "Host Facility".
The Express Schedule modifies the standard franchise agreement to account for the unique operational characteristics of an Express Bakery. These modifications likely address factors such as the limited menu, the shared space with the Host Facility, and the potential for reduced overhead costs compared to a full-scale Cinnabon bakery. The FDD specifies that the Express Schedule is attached as Exhibit C to the Disclosure Document.
For prospective Cinnabon franchisees, understanding the Express Schedule is crucial if they are considering opening an Express Bakery. It is important to carefully review Exhibit C to understand how the terms and conditions of the standard franchise agreement are altered for this type of location. Franchisees should pay close attention to any differences in fees, operational requirements, and support provided by Cinnabon for Express Bakeries compared to Full Bakeries.
