Except as provided in any Multi-Unit Addendum, does a Cinnabon franchisee have any rights to acquire additional franchises or establish additional Bakeries, even within the building where their Bakery is located?
Cinnabon Franchise · 2025 FDDAnswer from 2025 FDD Document
If you sign multiple Franchise Agreements at the same time, you will also sign a Multi-Unit Addendum that outlines the site selection areas for each Bakery to be developed under the Franchise Agreements and the development deadlines for such Bakeries. The site selection areas will be determined on a case-by-case basis. Your site selection areas will not be exclusive. After you and we accept a site for the Accepted Location for each Bakery, you will sign an addendum to the Franchise Agreement that modifies the Accepted Location to reflect the site for such Bakery.
Except as provided in any Multi-Unit Addendum, you will not have any options, rights of first refusal, or similar rights to acquire additional franchises or establish additional Bakeries, even within the building or facility in which your Bakery is located.

What This Means (2025 FDD)
According to the 2025 Cinnabon Franchise Disclosure Document, franchisees generally do not have rights to acquire additional franchises or establish additional bakeries. The only exception to this is if the franchisee signs multiple Franchise Agreements simultaneously and also signs a Multi-Unit Addendum.
The Multi-Unit Addendum outlines the site selection areas for each bakery to be developed under the Franchise Agreements and the development deadlines for such bakeries. The site selection areas are determined on a case-by-case basis and are not exclusive. After Cinnabon and the franchisee accept a site for each bakery, an addendum to the Franchise Agreement is signed to reflect the site for each bakery.
Without a Multi-Unit Addendum, a Cinnabon franchisee has no rights to open additional locations, even within the same building as their existing bakery. This is a fairly standard practice in franchising, as franchisors typically want to control the density and placement of their locations to avoid cannibalization and ensure market coverage. Prospective franchisees who are interested in developing multiple Cinnabon locations should inquire about the requirements and process for obtaining a Multi-Unit Addendum.
