What This Means (2025 FDD)
According to Cinnabon's 2025 Franchise Disclosure Document, franchisees are responsible for the continuous maintenance of their franchised business. This includes maintaining the interior and exterior of the location, including parking lots, walkways, and landscaping, as well as all furniture, fixtures, equipment, décor, and signage. All of these elements must be kept in a high degree of cleanliness, orderliness, sanitation, and repair, adhering to all applicable laws and standards.
Throughout the term of the franchise agreement, franchisees must take specific continuing maintenance actions at intervals designated by Cinnabon or as needed. These actions include thorough cleaning (potentially involving professional services), repainting, making minor alterations to the interior and exterior décor, and repairing the interior and exterior of the franchised business. Franchisees are also responsible for repairing or replacing any damaged, worn-out, malfunctioning, non-functioning, or obsolete furniture, fixtures, equipment, décor, and signage. However, franchisees cannot make any material alterations to the interior or exterior of the franchised business without prior written consent from Cinnabon.
In addition to these general maintenance obligations, Cinnabon requires franchisees to adhere to standards for approved products and the computer system. Franchisees must obtain prior written approval for the limited menu offered at the franchised business. Franchisees also agree to install a separate point of sale system approved by Cinnabon. These requirements ensure that all Cinnabon locations maintain a consistent brand image and operational standards, which is typical in franchising.
