For Cinnabon, am I required to use an architect that the franchisor designates or pre-approves?
Cinnabon Franchise · 2025 FDDAnswer from 2025 FDD Document
You must engage, at your expense, a licensed architect ("Architect") that we have designated or pre-approved, unless we, in our sole discretion, agree in writing to accept an Architect that you propose.
Our designation, pre-approval, or acceptance of an Architect will not in any way be our endorsement of such Architect or render us liable for such Architect's performance or such Architect's compliance with professional design standards or adherence to local codes.
You also must engage, at your expense, licensed engineers (e.g., mechanical, electrical, plumbing, or structural engineers), as necessary or appropriate.

What This Means (2025 FDD)
According to Cinnabon's 2025 Franchise Disclosure Document, franchisees are generally required to use an architect that Cinnabon has designated or pre-approved. Specifically, the franchisee must engage a licensed architect at their own expense. However, Cinnabon may, at its sole discretion, agree in writing to accept an architect proposed by the franchisee.
Cinnabon's designation, pre-approval, or acceptance of an architect does not constitute an endorsement or render Cinnabon liable for the architect's performance, compliance with professional design standards, or adherence to local codes. The franchisee is also responsible for engaging licensed engineers (e.g., mechanical, electrical, plumbing, or structural engineers) as necessary.
This requirement ensures that the architectural plans for the Cinnabon franchise meet the brand's standards and specifications. While franchisees can propose their own architect, Cinnabon retains the right to approve or reject the proposal. This process helps maintain uniformity and quality across all Cinnabon locations, but it also means that franchisees may have limited choice in selecting an architect and may incur additional costs if their preferred architect is not approved.
