Our willingness to agree to your proposed Location means only that it meets the criteria that we have established solely for our own purposes, which may be different than your own.
Even if we have suggested or assisted you in finding the Location, you may not rely upon our agreement regarding the Location as our representation, promise, warranty, or guarantee that your Restaurant will be profitable or otherwise successful, that the Location satisfies your own requirements, or for any other purpose whatsoever.

What This Means (2025 FDD)
According to Cicis' 2025 Franchise Disclosure Document, Cicis' willingness to agree to a proposed location does not constitute a guarantee of profitability or success. Even if Cicis suggests or assists in finding a location, franchisees cannot rely on Cicis' agreement as a representation, promise, warranty, or guarantee that the restaurant will be profitable or successful, or that the location satisfies the franchisee's requirements.
Cicis requires franchisees to submit a copy of the proposed lease or contract of sale for approval before signing. Cicis will not approve any lease unless a rider, in a form attached as Attachment C, is incorporated into the lease. Additionally, franchisees must have a lease compliance review conducted by an attorney approved or designated by Cicis, and the franchisee is responsible for the associated attorney's fees.
Prospective franchisees should be aware that while Cicis reviews and approves the lease, this process is primarily for Cicis' benefit and to protect their brand standards and interests. Franchisees are advised to conduct their own independent assessment of the lease terms and location to ensure they align with their business goals and financial capabilities. Consulting with independent legal and real estate professionals is crucial to ensure the lease terms are favorable and the location is suitable for their specific needs.
