Expense Reimbursement: You must reimburse us the following expenses we incur in connection with the development of your Cicis Restaurant:
- On-Site Inspection of Proposed Locations: If we conduct an on-site inspection of a proposed location for your Cicis Restaurant, you must reimburse the costs and expenses we incur in doing so, which we estimate will be between $800 and $3,025. This amount is payable upon delivery of our invoice.
- Negotiation of Lease Rider : If your landlord requires changes to our standard lease rider attached to the Franchise Agreement, you will be responsible for the attorneys' fees we incur in connection with review, negotiation, and approval of such amendments. We anticipate such fees to be up to $4,000. This amount is payable upon delivery of our invoice.
- On-Site Construction Inspection: If we conduct on-site inspections of the construction of your Cicis Restaurant, you must reimburse the costs and expenses we incur in doing so, which we estimate will be $800 and $3,025. This amount will be due and payable upon delive

What This Means (2025 FDD)
According to Cicis's 2025 Franchise Disclosure Document, if Cicis conducts an on-site inspection of a proposed location for a Cicis Restaurant, the franchisee must reimburse Cicis for the costs and expenses incurred. These costs are estimated to be between $800 and $3,025. The reimbursement is due upon delivery of Cicis's invoice.
Additionally, Cicis may conduct a second on-site inspection of a proposed location. Cicis will not charge a fee for the first inspection; however, if the franchisee chooses to pursue a location and Cicis determines another on-site inspection is appropriate, the franchisee must pay an inspection fee. This fee is estimated to be in the range of $200 to $1,500, depending on the distance of the location from Cicis's corporate headquarters, and is also due upon delivery of their invoice.
Furthermore, Cicis may conduct on-site inspections of the construction of the Cicis Restaurant. If they elect to do so, the franchisee must pay a reasonable fee estimated to be in the range of $200 to $1,500, depending on the distance from Cicis's headquarters.
