You agree not to sign a proposed lease or contract of sale pursuant to which you will acquire possession of the Location without first providing us with a copy of the proposed contract and obtaining our approval.
We will have a reasonable time after we receive the proposed lease or contract of sale to review and approve it.
We will not approve any lease unless a rider to the lease, in substantially the form attached as Attachment C hereto, is attached to the lease and incorporated therein.

This includes removing signs, decor, and logos. The franchisee can only use the premises to operate a Cicis restaurant, including ancillary services like carry-out, curbside pickup, video games, and vending machines.
The franchisee must provide Cicis with a copy of any letters or notices received as a tenant, and cannot amend, modify, assign, renew, or extend the lease without Cicis's prior written consent. Cicis will conduct a compliance review of any proposed lease modifications, amendments, or renewals, and the franchisee is responsible for the associated attorney's fees. The landlord must also provide Cicis with a copy of any lease modification, extension, renewal, rescission, or amendment immediately after it is executed. These provisions ensure Cicis maintains control over the brand's image and operations, even in leased locations.
