What This Means (2025 FDD)

According to the 2025 Cicis Franchise Disclosure Document, information regarding the development fee can be found in Item 23. Specifically, section 3 discusses the development fee associated with the Area Development Agreement.

The development fee is nonrecurring, nonrefundable, and fully earned by Cicis upon the execution of the Area Development Agreement. The fee is calculated by multiplying $15,000 by the total number of restaurants the developer commits to opening under the agreement. This fee compensates Cicis for granting the developer the rights to develop multiple franchise locations within a specific area.

For each restaurant the developer opens, Cicis will credit $15,000 of the development fee towards the initial franchise fee. The franchisee is responsible for paying any remaining balance of the initial franchise fee upon signing the individual Franchise Agreement for each restaurant. However, Cicis will not refund any portion of the development fee or apply credits exceeding the specified amounts or the total development fee. This structure incentivizes developers to proceed with opening the agreed-upon number of locations, as the development fee is nonrefundable and intended to secure their commitment.
