What This Means (2025 FDD)
According to Cicis's 2025 Franchise Disclosure Document, Cicis does not lease the restaurant premises to its franchisees. The franchisee is responsible for securing the site for their Cicis restaurant. Cicis must approve the proposed site, and the franchisee has 120 days from the execution of the Franchise Agreement to obtain this approval. Failure to secure site approval within this timeframe may result in the termination of the Franchise Agreement.
Site approval by Cicis is based on criteria such as demographics, proposed rental rates, neighborhood and nearby business characteristics, residential populations, traffic count, accessibility, parking, visibility, signage, and competition. These criteria are subject to change at Cicis's discretion. Cicis will review and may accept modifications to the lease rider for the restaurant location.
