What This Means (2025 FDD)
According to Cicis's 2025 Franchise Disclosure Document, the determination to accept or reject a proposed site for a Cicis Restaurant is at Cicis's discretion. This decision can be based on various criteria, which are subject to change. These criteria include demographics, proposed rental rates, neighborhood and nearby business counts and characteristics, nearby residential populations, traffic count, accessibility, parking, visibility, signage, and competition.
For a prospective franchisee, this means that site selection is a critical step that requires Cicis's approval. The franchisee is responsible for securing this approval within 120 days of signing the Franchise Agreement. Failure to do so may result in the termination of the agreement. Cicis does not lease restaurant premises to its franchisees, making it the franchisee's responsibility to find and secure a suitable location that meets Cicis's standards.
Cicis typically makes a decision on the proposed site within 30 days of receiving all the necessary information from the franchisee. Cicis may also provide one on-site evaluation at the franchisee's request or conduct additional evaluations if deemed necessary for site approval. This process ensures that the location aligns with Cicis's brand and operational requirements, although the final decision rests with Cicis.
