What This Means (2025 FDD)

According to the 2025 Christies International Real Estate FDD, neither Christies International Real Estate nor its affiliates or any third-party have any obligation to provide ongoing maintenance, repairs, upgrades, or updates for the franchisee's computer systems. The franchisee is solely responsible for maintaining their computer systems in good working order and must replace, update, or upgrade their hardware systems as Christies International Real Estate requires. The estimated annual cost of optional or required maintenance, updating, upgrading, or support contracts to the computer systems is approximately $1,000.

Christies International Real Estate may specify software and computer systems to assist in the operation of the franchisee's business. They will also assist in obtaining the appropriate MLS data feed. There may be initial fees ranging from $250 to $10,000 and ongoing fees ranging from $100 to $2,500 associated with receiving and maintaining this data feed, for which the franchisee will be solely responsible.

Since technology is ever-changing, especially in the real estate brokerage business, Christies International Real Estate reserves the right to require businesses operating under the System and Marks, including the franchisee's Business, to change technology systems or implement new or changed technologies. The franchisee would be required to pay the initial, conversion, and ongoing fees and costs associated with those changes, which payments may be to Christies International Real Estate or to third parties. Franchisees must also use anti-virus protection on their computers, and Christies International Real Estate reserves the right to specify a particular vendor.
