Neither we nor our affiliates or any third-party have any obligation to provide ongoing maintenance, repairs, upgrades or updates. You must maintain your computer systems in good working order and must replace, update or upgrade your hardware systems as we require. The estimated annual cost of optional or required maintenance, updating, upgrading, or support contracts to your computer systems is approximately $1,000.

Since technology, particularly in the real estate brokerage business is changing, we reserve the right to require businesses operating under the System and Marks, including your Business, to change technology systems, or implement new or changed technologies, and you would be required to pay the initial, conversion, and ongoing fees and costs associated with those changes, which payments may be to us or to third parties.

What This Means (2025 FDD)

According to the 2025 Christies International Real Estate FDD, neither Christies International Real Estate nor its affiliates or any third-party have any obligation to provide ongoing maintenance, repairs, upgrades, or updates to the franchisee's computer systems. The franchisee is solely responsible for maintaining their computer systems in good working order and must replace, update, or upgrade their hardware systems as Christies International Real Estate requires. The estimated annual cost of optional or required maintenance, updating, upgrading, or support contracts to the computer systems is approximately $1,000.

Christies International Real Estate also reserves the right to require businesses operating under the System and Marks, including the franchisee's Business, to change technology systems or implement new or changed technologies. The franchisee would be required to pay the initial, conversion, and ongoing fees and costs associated with those changes, which payments may be to Christies International Real Estate or to third parties.

The franchisee must use anti-virus protection on their computer. At present, Christies International Real Estate does not specify a particular vendor but reserves the right to do so. Franchisees are also required to provide Christies International Real Estate with an approved data feed from their MLS(s) that enables Christies International Real Estate, its affiliates, the franchisee, and the franchisee's agents to display listings on the internet for consumers to view online. If the franchisee fails to provide Christies International Real Estate with the information from their MLS, then they may not receive certain services or access to certain tools of the Computer System, including proprietary software.
