What This Means (2025 FDD)
According to Christies International Real Estate's 2025 Franchise Disclosure Document, franchisees are responsible for submitting their office layout plans to Christies International Real Estate for approval. Christies International Real Estate has 14 days to either approve or disapprove of the proposed layout after it has been submitted.
Once the layout is approved, the franchisee is then responsible for remodeling the premises and installing furniture, fixtures, and equipment according to the approved layout. Franchisees must also ensure that the premises comply with all federal, state, or local ordinances, building codes, and licensing requirements, and they must obtain any necessary permits.
Prior to signing any lease, sublease, or purchase agreement, the franchisee must provide Christies International Real Estate with a copy of the proposed agreement for their written approval, which Christies International Real Estate will not unreasonably withhold. Franchisees must also obtain Christies International Real Estate's prior written consent before relocating their Main Office or any Additional Office, and the new location must comply with all applicable provisions of the Franchise Agreement and Christies International Real Estate's then-current specifications and standards.
