What is the Christies International Real Estate franchisee's responsibility regarding compliance with operational standards?

According to the 2025 Christies International Real Estate Franchise Disclosure Document, franchisees are responsible for complying with all operational standards detailed in the Operations Manual. Franchisees and their employees must maintain good customer relations, deliver competent, prompt, courteous, and knowledgeable service. Christies International Real Estate provides guidance through the Operations Manual, written materials, telephone conversations, and virtual or in-person meetings. However, the provision of such advice does not make Christies International Real Estate a joint employer.

The Operations Manual contains mandatory specifications, standards, and operating procedures, as well as suggested practices. It also includes mandatory brand guidelines regarding the proper use of the Christies International Real Estate Marks. Christies International Real Estate may modify the Operations Manual from time to time as deemed necessary or appropriate, with the master copy maintained electronically or at their principal office controlling in case of disputes.

To stay current with all programs, processes, procedures, and other information related to operating a Christies International Real Estate business, franchisees or a senior representative from their leadership team must attend any annual affiliate conference or other conference that Christies International Real Estate sponsors or designates. Franchisees are responsible for paying the conference fee and all travel and living expenses for themselves, their owners, brokers, agents, and employees. Failure to attend the annual conference without prior written consent results in a fee equivalent to the then-current fee for two people.
