What This Means (2025 FDD)

According to the 2025 Christies International Real Estate FDD, franchisees must conspicuously display a disclaimer stating "EACH OFFICE IS INDEPENDENTLY OWNED AND OPERATED," or any modification of this statement required in the Operations Manual, at or near the entrance(s) of their office(s). This disclaimer serves to inform customers and the public that the franchise is independently owned and operated, and not directly controlled by Christies International Real Estate itself.

This disclaimer must also be included on all signage, business cards, stationery, promotional and advertising materials, website and internet communications, email signature blocks, real estate documents, and all other materials the franchisee uses. This ensures consistent messaging across all platforms and materials associated with the Christies International Real Estate business.

This requirement highlights the importance of franchisees understanding their role as independent business owners. While benefiting from the Christies International Real Estate brand and system, franchisees are responsible for their own business operations and liabilities. This is a common practice in franchising, where franchisees operate independently under the franchisor's brand and system, but are not employees or agents of the franchisor.
