WISCONSIN ADDENDUM TO THE DISCLOSURE DOCUMENT

As to franchises governed by the Wisconsin Fair Dealership Law, if any of the terms of the Disclosure Document are inconsistent with the terms below, the terms below control.

Item 17 is modified to also provide:

If the License Agreement contains any provisions that conflict with the Wisconsin Fair Dealership Law, the provisions of this Addendum shall prevail to the extent of such conflict.

For all franchisees residing in the State of Wisconsin, we will provide you at least 90 days' prior written notice of termination, cancellation or substantial change in competitive circumstances. The notice will state all the reasons for termination, cancellation or substantial change in competitive circumstances and will provide that you have 60 days in which to cure any claimed deficiency. If this deficiency is cured within 60 days, the notice will be void. If the reason for termination, cancellation or substantial change in competitive circumstances is nonpayment of sums due under the franchise, you will have 10 days to cure the deficiency.

What This Means (2025 FDD)

According to the 2025 Christies International Real Estate FDD, the franchise agreement does not supersede state franchise laws. For franchisees in Wisconsin, if any terms in the Disclosure Document conflict with the Wisconsin Fair Dealership Law, the provisions of an addendum will take precedence to the extent of the conflict. Christies International Real Estate will provide Wisconsin franchisees with at least 90 days' prior written notice of termination, cancellation, or substantial change in competitive circumstances. The notice will include all reasons for such actions and allow the franchisee 60 days to cure any claimed deficiency. If the deficiency is related to nonpayment, the franchisee will have 10 days to cure it.
