Can Christies International Real Estate develop future businesses at any location?

According to the 2025 Christies International Real Estate Franchise Disclosure Document, Christies International Real Estate retains the right to develop future licensed, franchised, company, or affiliate-owned businesses at any location without compensating the franchisee. This means that even if a franchisee has a protected territory, Christies International Real Estate can still establish new businesses nearby.

Christies International Real Estate also reserves the right to engage in all activities associated with its marks, as well as any business, licensing, or franchising activities related to other brands and real estate brokerage systems, anywhere in the world, as long as these rights are not specifically granted to the franchisee or expressly prohibited in the License Agreement. This includes the right to operate businesses under the Christies International Real Estate mark or other affiliated brands like "@properties" or "COMPASS" anywhere, regardless of whether the franchisee has a protected territory.

Furthermore, Christies International Real Estate and its affiliates are not restricted from accepting clients or listings, and franchisees are not entitled to compensation for business generated by Christies International Real Estate or its affiliates in any market area, including the franchisee's own. Christies International Real Estate also has the right to use alternative channels of distribution, such as the internet or telemarketing, to make sales anywhere using its marks without compensating the franchisee. These stipulations highlight that a Christies International Real Estate franchisee's success is highly dependent on their own efforts within the bounds of a potentially competitive environment created by the franchisor and its affiliates.
