You will not commence operations of the Business for business until you receive our prior written approval.
You must complete the development and commence operations of the Business within 120 days of the Effective Date.

What This Means (2025 FDD)
According to the 2025 Christies International Real Estate FDD, you cannot commence operations of the business until you receive prior written approval from Christies International Real Estate. Furthermore, you must complete the development and commence operations of the Business within 120 days of the Effective Date.
Before signing a lease, subletting a space, purchasing a space, or making any binding commitment, you must provide Christies International Real Estate with a copy of the proposed lease, sublease, or purchase agreement and obtain their prior written approval. It is your responsibility to ensure the premises conform to all applicable federal, state, and local ordinances, building codes, and licensing requirements, and to obtain all required permits.
Additionally, you are required to submit the layout of your business and have it approved by Christies International Real Estate, who will approve or disapprove the proposed layout within 14 days of submission. Once the layout is approved, you are responsible for remodeling the premises and installing the necessary furniture, fixtures, and equipment. You must also secure and maintain all required licenses, permits, and certificates relating to the operation of the business and operate the business in full compliance with all applicable laws, ordinances, and regulations.
