What This Means (2024 FDD)

According to Chop5 Salad Kitchen's 2024 Franchise Disclosure Document, franchisees are required to contract with a designated real estate company. This company provides real estate management services to assist franchisees in various aspects of site selection and lease negotiation. These services include selecting and supervising a local real estate broker, educating landlords on the Chop5 Salad Kitchen concept, evaluating potential sites, procuring site surveys, assessing site feasibility, negotiating letters of intent, and reviewing lease agreements.

The franchisee must pay a discounted flat fee of $5,000 to the designated Real Estate Company for these services, although this fee is subject to change. This fee is due at the time the franchisee signs the lease or purchase agreement. Additionally, the franchisee must procure a site survey for the premises, with the Real Estate Company assisting in this process. The cost for the site survey is estimated to be between $2,000 and $3,000.

This requirement ensures that franchisees receive expert guidance in selecting a suitable location for their Chop5 Salad Kitchen restaurant. While it adds to the initial investment, it aims to mitigate risks associated with real estate selection and negotiation. Franchisees should confirm the current fee for the Real Estate Management Services with Chop5 Salad Kitchen, as it is subject to change.
