When Chop5 Salad Kitchen assists in site selection, what building characteristics are considered?

We try to approve or disapprove sites you propose within 30 days after we receive all of the requisite materials. Your site is deemed disapproved if we fail to issue our written approval within the 30-day period. We consider the following factors when reviewing proposed sites:
- parking
- visibility, size, condition and characteristics of the building
- traffic counts
- general location
- existence and location of competitive businesses
- general character of the neighborhood
- local demographic information
- various economic indicators

What This Means (2024 FDD)
According to Chop5 Salad Kitchen's 2024 Franchise Disclosure Document, when reviewing proposed sites, several building characteristics are taken into consideration. These include the size, condition, and general characteristics of the building itself. Other factors considered are parking availability, visibility of the location, traffic counts in the area, the general location of the site, the existence and location of competitive businesses, the general character of the neighborhood, local demographic information, and various economic indicators.
Chop5 Salad Kitchen tries to approve or disapprove sites within 30 days of receiving all necessary materials. If written approval is not issued within this 30-day period, the site is deemed disapproved. If the site is approved before the Franchise Agreement is signed, the address will be listed in Part D of ATTACHMENT "A" to the Franchise Agreement. If the site is approved after signing the Franchise Agreement, a Site Approval Notice (ATTACHMENT "B") will be sent within 15 days of approval, listing the approved site's address.
The Real Estate Company designated by Chop5 Salad Kitchen will assist in reviewing and negotiating lease terms (or purchase agreements). However, Chop5 Salad Kitchen does not review the substantive terms of the lease, except to ensure compliance with brand standards. The franchisee must ensure the landlord signs the Lease Addendum (ATTACHMENT "C"), which protects Chop5 Salad Kitchen's interests by requiring the landlord to notify them of defaults, offer them the opportunity to cure defaults, allow assignment of the lease in certain situations, permit entry to remove items bearing their Marks, and grant a right of first refusal to lease the premises upon expiration or termination. If the landlord refuses to sign the Lease Addendum, Chop5 Salad Kitchen may waive the requirement or require the franchisee to find a new site.
