What This Means (2025 FDD)
According to Chicken Guy's 2025 Franchise Disclosure Document, the company provides site selection guidelines and a reasonable amount of consultation regarding these guidelines. Chicken Guy may also provide on-site evaluation as part of their evaluation of a franchisee's request for site approval. For restaurants developed in the future under a Development Agreement, Chicken Guy will apply their then-current site selection criteria to site applications.
The franchisee must submit a Real Estate Site Application that conforms to Chicken Guy's site selection criteria, including demographic characteristics, traffic patterns, parking, the character of the neighborhood, competition, proximity to other businesses, the nature of other businesses nearby, commercial characteristics, the purchase price, rental obligations, lease terms, size, appearance, physical characteristics, and a site plan of the premises. Chicken Guy may use third-party real estate analysts to evaluate proposed sites. The franchisee must also provide financial statements, business plans, and other information regarding the development and operation of the restaurant, including investment and financing plans.
Chicken Guy's Real Estate Review Committee will review the application and evaluate the proposed site using the criteria mentioned above. Chicken Guy will advise the franchisee in writing whether the site has been approved within 15 days of receiving the Real Estate Site Application, business plan, and any additional information. Failure to respond within 15 days constitutes a denial. Approvals may be subject to conditions at Chicken Guy's discretion. If the franchisee proposes to lease or sublease the location, they must provide a copy of the fully-executed lease or sublease (including renewal terms for at least the initial term of the Franchise Agreement) within 90 days after site approval, or within 30 days after signing the Franchise Agreement and Nontraditional Location Addendum for a Nontraditional Restaurant.
