Accept a lease for the Store's site that meets our requirements.
The lease must contain the provisions we periodically specify to protect our interests as your franchisor.
We will use commercially reasonable efforts to notify you of our acceptance or rejection within 15 days after receiving the proposed lease.
You and the landlord must sign our Rider to Lease and Collateral Assignment (Exhibit B to the Franchise Agreement) which modifies certain terms of the lease and under which we have the right, but not the obligation, to assume the lease upon your default.
You must sign a lease for the Store in a form that we have accepted within 30 days after signing the Franchise Agreement.
Promptly after signing the lease, you must obtain all zoning classifications and clearances needed for the Store's development.
You must obtain all permits, licenses and certifications for the Store's lawful construction, operation and occupancy. (Franchise Agreement – Sections 1.2, 3.1 and 6.10)

What This Means (2025 FDD)
According to Cd One Price Cleaners' 2025 Franchise Disclosure Document, Cd One Price Cleaners must accept a lease for the store's site that meets their requirements before the store opens. The lease must contain provisions that Cd One Price Cleaners specifies to protect their interests as the franchisor.
Cd One Price Cleaners will use commercially reasonable efforts to notify the franchisee of their acceptance or rejection of the lease within 15 days after receiving the proposed lease. The franchisee and the landlord must sign Cd One Price Cleaners' Rider to Lease and Collateral Assignment, which modifies certain lease terms and gives Cd One Price Cleaners the right, but not the obligation, to assume the lease upon the franchisee's default.
The franchisee must sign a lease for the store in a form that Cd One Price Cleaners has accepted within 30 days after signing the Franchise Agreement. After signing the lease, the franchisee must obtain all necessary zoning classifications and clearances for the store's development, as well as all permits, licenses, and certifications for the store's lawful construction, operation, and occupancy.
