What This Means (2024 FDD)
According to Casiola's 2024 Franchise Disclosure Document, Casiola, as the franchisor, sets and determines the Commission+ Fees for each Casiola Business. These fees are paid directly to Casiola by the customers of each Casiola Business.
Commission+ Fees are defined as the fees, receipts, and commissions paid to a Casiola Business for property management services and all other approved services and products, excluding Ancillary Third Party Service Fees. These fees are typically calculated as a percentage of the Gross Rental Revenues+ of a property managed by the Casiola Business.
This arrangement means that Casiola franchisees do not have the autonomy to set their own commission rates for property management and other services. Instead, they must adhere to the fee structure established by Casiola. This could impact a franchisee's potential revenue and profitability, as they cannot adjust fees to respond to local market conditions or competitive pressures. Prospective franchisees should consider how this centralized fee-setting process aligns with their business goals and revenue projections.
