What This Means (2024 FDD)

According to Casiola's 2024 Franchise Disclosure Document, franchisees are required to use the Casiola Property Management System. Specifically, franchisees must license, purchase, and utilize the Casiola Property Management System from Casiola, its affiliates, or its parent company. Casiola retains direct access to all information entered or maintained within the Casiola operations software application. Casiola will also earn revenue from the franchisee's licensing and use of this application.

This requirement ensures that Casiola franchisees adhere to a standardized system for managing their properties, which helps maintain consistency across the brand. By mandating the use of its proprietary system, Casiola can monitor operations, enforce brand standards, and potentially leverage the data collected for system-wide improvements and marketing strategies.

The FDD also states that Casiola is the designated supplier of the Property Management System that franchisees are required to use. This means franchisees cannot choose an alternative system, even if they find one that is more cost-effective or better suited to their specific needs. This requirement is part of a broader strategy where Casiola designates suppliers for various goods and services, estimating that approximately 90% of a franchisee's total purchases and leases in establishing the Franchised Business will come from these designated suppliers. For ongoing operating expenses, this figure is around 20%.

Prospective franchisees should consider the costs associated with licensing and using the Casiola Property Management System, as well as the potential limitations of not being able to choose their own software. It is important to fully understand the terms of the licensing agreement and how Casiola will use the data collected through the system. Additionally, franchisees should inquire about any training and support provided for the Property Management System to ensure they can effectively manage their operations.
