What This Means (2024 FDD)

According to Casiola's 2024 Franchise Disclosure Document, franchisees are required to license and utilize the Casiola Property Management System (PMS) from Casiola, its affiliates, or its parent company. Casiola retains direct access to all information entered into the system by the franchisee. This requirement ensures that Casiola maintains control over its brand standards and has access to important operational data.

In addition to the Casiola Property Management System, franchisees are also required to purchase, license, and utilize Wheelhouse revenue management system, Travelnet Solutions property management system (PMS), and channel manager system. Franchisees must also purchase and maintain a computer system at their administrative office that meets Casiola's requirements for hardware, software, and peripheral devices.

The FDD also states that Casiola is the designated supplier of all booking services, the Property Management System, and contact center services that franchisees are required to use. This means franchisees cannot choose alternative suppliers for these essential services. Casiola estimates that purchases from designated suppliers will represent approximately 90% of the total purchases and leases in establishing the Franchised Business and approximately 20% of the on-going operating expenses.

This requirement is fairly common in franchising, as it allows franchisors to maintain consistency and quality across all locations. However, it also means that franchisees have limited flexibility in choosing their own vendors and may be subject to the pricing and terms set by Casiola and its affiliates. Prospective franchisees should carefully consider the costs associated with these required systems and services and factor them into their overall investment decision.
