What This Means (2024 FDD)

According to the 2024 Casiola Franchise Disclosure Document, the franchise agreement does allow for Ancillary Third Party Service Providers. An "Ancillary Third Party Service Provider" is defined as a third-party provider of ancillary services. These services, designated and authorized by Casiola, include property maintenance services such as cleaning, plumbing, handyman services, and similar maintenance tasks. These services are coordinated, managed, and/or overseen by the franchisee on behalf of a customer and are ancillary to the Approved Services and Products as designated and determined by Casiola.

However, the agreement specifies that Ancillary Third Party Services do not include rental property promotion services, property management services, rental property insurance, damage waiver fee agreements, management services for short-term rental properties, or any other product or service designated by Casiola as an Approved Service and Product. Casiola retains full discretion to determine what qualifies as Ancillary Third Party Service Fees, which are fees paid to a Casiola Business as reimbursement for services, parts, and supplies provided by an Ancillary Third Party Service Provider.

For a prospective Casiola franchisee, this means they can coordinate and manage certain property maintenance services through third-party providers, but the range of these services is controlled by Casiola. It is important for franchisees to understand which services qualify as Ancillary Third Party Services and which are considered Approved Services and Products, as these designations impact how the business operates and generates revenue. Franchisees should seek clarity from Casiola regarding the specific services that fall under each category to ensure compliance and maximize business opportunities.
