What is the parking requirement exception for a Casa De Corazon site?

Casa_De_Corazon Franchise · 2025 FDD

Answer from 2025 FDD Document

We take various factors into consideration when reviewing a site, such as whether the site is located in a metropolitan area, the location and proximity of the site to a residential neighborhood and to parks, whether the site is on a main thoroughfare, size of the proposed premises, parking availability, and whether the site is a one level building. The site must generally be at least 8,500 square feet with an outdoor playground area of at least 3,000 square feet. It must also have at least 14 parking spots unless it has on-street parking in close proximity to the Center.

What This Means (2025 FDD)

According to Casa De Corazon's 2025 Franchise Disclosure Document, a prospective franchisee must ensure that the site for their center generally has at least 14 parking spots. However, there is an exception to this requirement. If the site has on-street parking in close proximity to the Center, the 14 parking spot minimum is not required.

This exception could be beneficial for franchisees looking at locations in urban areas or established neighborhoods where on-street parking is readily available. It provides flexibility in site selection and potentially reduces the cost associated with securing a location with ample dedicated parking spaces.

However, franchisees should carefully evaluate the availability and reliability of on-street parking. Factors such as parking regulations, time restrictions, and the general parking demand in the area could impact the convenience for parents dropping off and picking up their children. It is important to ensure that the on-street parking is truly a viable alternative to dedicated parking spaces to avoid potential customer dissatisfaction.
