What This Means (2025 FDD)
According to Carvel's 2025 Franchise Disclosure Document, Carvel or its affiliates typically do not lease or sublease locations for Shoppes. However, the FDD indicates that Carvel may do so from time to time.
Prospective franchisees should be aware that they are generally responsible for securing their own location and negotiating the terms of the Site Agreement (lease, sublease, or purchase agreement). Carvel retains the right to review the Site Agreement to ensure compliance with their requirements, but the franchisee is ultimately responsible for the agreement's terms and their performance under it.
Given that Carvel does not typically lease or sublease locations, franchisees should be prepared to handle the site selection and lease negotiation process independently. While Carvel may offer assistance in site selection and will review the chosen location, the onus is on the franchisee to find and secure a suitable location. Franchisees may want to inquire about the conditions under which Carvel would lease or sublease a location.
