What This Means (2025 FDD)
According to Carvel's 2025 Franchise Disclosure Document, the construction and build out costs for a Carvel franchise vary depending on the type of shoppe. For a full shoppe, the low end cost is estimated to be $156,000. For an express shoppe, the low end cost is significantly lower, at $2,650. The lowest cost option is the hosted express shoppe, with a low end cost of only $550.
These figures represent the expenses franchisees may incur to meet Carvel's standards, as well as those of any co-branded franchisors. These costs include fees for a general contractor, HVAC, electrical work, carpentry, floor covering, and painting. However, these costs can fluctuate significantly based on factors such as the size and condition of the premises, existing leasehold improvements, the extent and quality of desired improvements, landlord contributions, and local material and labor costs.
Prospective Carvel franchisees should carefully consider these estimates, conduct thorough investigations, and seek advice from qualified advisors. Costs may be significantly higher in major metropolitan areas due to higher material and labor rates. Franchisees should also note that these costs are estimates and the actual investment may vary based on individual circumstances and choices, such as purchasing a Shoppe, building a larger or smaller Shoppe, or the Shoppe's location in an expensive market.
