What does the estimated range for rent for a Caring Senior Service franchise include?
Caring_Senior_Service Franchise · 2025 FDDAnswer from 2025 FDD Document
Rent.
You will need to rent office space of approximately 650 to 800 square feet in size.
Rental costs will vary widely and may be significantly higher than projected in this table depending on factors such as property location, population density, and economic climate.
You should investigate all of these costs in the area where you wish to establish a Franchised Business.
In addition to base rent, the lease may require you to pay common area maintenance charges ("CAM Charges"), your pro rata share of the real estate taxes and insurance, and your pro rata share of other charges. The actual amount you pay under the lease will vary depending on the size of the space rented, the types of charges that are allocated to tenants under the lease, your ability to negotiate with landlords and the prevailing rental rates in the geographic region. The estimated range is comprised of a security deposit and one month's rent. Costs for ongoing rent are included in additional funds. If you choose to purchase real property and/or build an office for your Business, you will incur additional costs that we cannot estimate.

What This Means (2025 FDD)
According to Caring Senior Service's 2025 Franchise Disclosure Document, the estimated range for rent is between $800 and $4,000. This range covers a security deposit and one month's rent for an office space of approximately 650 to 800 square feet. The FDD specifies that rental costs can fluctuate significantly based on factors such as property location, population density, and the economic climate of the area.
In addition to the base rent, the lease agreement may require franchisees to cover common area maintenance charges, a pro rata share of real estate taxes and insurance, and other allocated charges. The actual amount paid will depend on the size of the rented space, the types of charges allocated to tenants, the franchisee's negotiation skills with landlords, and the prevailing rental rates in the geographic region.
Prospective Caring Senior Service franchisees should investigate rental costs in their desired location to get a more accurate estimate. The FDD also notes that costs for ongoing rent are included in the 'additional funds' category. Purchasing real property or building an office for the business would incur additional costs that are not included in the estimated range.
