Under what conditions can a Caption By Hyatt franchisee self-host the PMS, and where geographically is this permitted?
Caption_By_Hyatt Franchise · 2025 FDDAnswer from 2025 FDD Document
You must use the Opera PMS at the Hotel. You must sign the Hosting Services Agreement (Exhibit K) (the "Hosting Services Agreement") and engage us to host the PMS remotely. We will provide services necessary to install access to the PMS at the Hotel under the Franchise Agreement. You must also sign an agreement with our designated supplier to provide connectivity services and training for the PMS. If your Hotel is in Hawaii or Puerto Rico, under certain circumstances (with our approval), we may permit you to self-host the PMS at the Hotel.

What This Means (2025 FDD)
According to Caption By Hyatt's 2025 Franchise Disclosure Document, franchisees are generally required to use the Opera PMS and engage Caption By Hyatt to host it remotely. This involves signing a Hosting Services Agreement and an agreement with a designated supplier for connectivity services and training. However, there are exceptions to this rule.
Under certain circumstances and with Caption By Hyatt's approval, a franchisee may be permitted to self-host the PMS at the hotel. This exception is specifically mentioned for hotels located in Hawaii or Puerto Rico.
For a prospective Caption By Hyatt franchisee in Hawaii or Puerto Rico, this presents a potential opportunity to have more direct control over their PMS. However, it is contingent on obtaining approval from Caption By Hyatt, suggesting that the brand will evaluate each situation individually before granting permission for self-hosting. Franchisees should inquire about the specific conditions and criteria Caption By Hyatt uses to determine whether self-hosting will be allowed.
