Is a Caption By Hyatt franchisee required to use the Opera PMS?

You must use the Opera PMS at the Hotel. You must sign the Hosting Services Agreement (Exhibit K) (the "Hosting Services Agreement") and engage us to host the PMS remotely. We will provide services necessary to install access to the PMS at the Hotel under the Franchise Agreement. You must also sign an agreement with our designated supplier to provide connectivity services and training for the PMS. If your Hotel is in Hawaii or Puerto Rico, under certain circumstances (with our approval), we may permit you to self-host the PMS at the Hotel.

What This Means (2025 FDD)
According to the 2025 Caption By Hyatt Franchise Disclosure Document, franchisees are required to use the Opera PMS (Property Management System) at their hotels. Caption By Hyatt requires franchisees to sign a Hosting Services Agreement and engage the franchisor to host the PMS remotely.
Caption By Hyatt will provide the services necessary to install access to the PMS at the hotel under the Franchise Agreement. In addition to this, franchisees must also sign an agreement with a designated supplier to provide connectivity services and training for the PMS.
However, there is an exception to this rule. If the Caption By Hyatt hotel is located in Hawaii or Puerto Rico, the franchisee may be permitted to self-host the PMS at the hotel, but this is under certain circumstances and requires the franchisor's approval.
